What is soft washing - and why does it matter?
Pressure washing works brilliantly on hard surfaces like driveways and patios. But it is the wrong tool for render, roof tiles, painted masonry and cladding. High pressure on these surfaces can crack tiles, strip render, force water under flashing and cause significant damage. Soft washing solves this. We apply a specialist low-pressure chemical solution that kills moss, algae, lichen and green growth at the root - rather than just blasting off the surface.
How long will it last?
There are two approaches; sodium hypochlorite (SH) - a fast-acting agent. Or biocide - a slower-acting chemical designed to penetrate surfaces and prevent long-term regrowth. In some instances it is reccommended to use both so surfaces stay cleaner for longer - often two to three times longer than with pressure washing and SH alone

What is discolouring my surface
The black/red staining is an algae known as Trentepohlia which grows on the lichen within the render. Trentepohlia is a common algae component (phycobiont) of lichens, which consists of an intimate symbiotic association between a fungus and one or more algae or cyanobacteria. Shaded areas are more likely to be affected by the algae as the surface will have more moisture for the algae/bacteria to thrive in.
Is soft washing safe for my render or roof tiles?
Yes - that's exactly what soft washing is designed for. Unlike pressure washing, which can damage render, dislodge tiles or force water under soffits, soft washing uses low pressure combined with specialist cleaning solutions to break down and remove biological growth at the surface level. It's the industry-recommended method for K-Rend, monocouche render, concrete tiles, clay tiles and natural stone. We assess your surface type before we start and apply the right solution for the material.
How long does a soft wash treatment last?
A professional soft wash with sodium hypochlorite (SH) and a biocide treatment typically keeps surfaces clean and free of biological regrowth for a year/s, depending on the surface type, aspect and how much shade and moisture the area receives. North-facing walls and shaded areas tend to see regrowth sooner. We'll give you an honest assessment of what to expect for your specific property.
Will you damage my plants or garden?
We take care to protect planting and lawns during soft washing. Our cleaning solutions are diluted to safe concentrations for the surface being treated, and we rinse surrounding areas thoroughly. We'll always walk the site with you before starting and identify anything that needs extra protection. We're also registered waste carriers - any runoff is handled responsibly.
